The Role & Responsibilities: Note that all of the following responsibilities apply to both Company-owned and Franchise NSOs Design Process Architect & engineer (A&E) selection Input Prescribe document format and content expectations A&E cost controls Periodic evaluation of A&E partner teams Maintain milestone development schedule Define appropriate cross functional touch points Lead value engineering efforts Design Execution Define A&E and GC project scopes Ensure A&E deliverable timing Ensure document quality (drawing reviews) Award contracts Validate and approve change orders & work authorizations Ensure project comms keep pace with schedule Communicate schedule status internally Communicate project budget status internally Balance work loads Ensure "Bang for Buck" with partners Ensure project delivery timing, quality, and budget Site visits to ensure quality and timing expectations Assemble best in class (BIC) project teams (GC, vendors, A&E) "Kaizen" all aspects of design and construction Define scope Construction Workflow Management Manage bidding process & comms Ensure bids are complete and on time Ensure project awards are in line with project schedules Update project budget tracking documents Update milestone tracking documents Ensure change orders are logged and tracked Ensure RFI/RFCs are tracked and logged Ensure submittals are logged and tracked Coordinate project team meetings Ensure weekly reporting is complete logged and tracked Manage invoicing Manage closeout 3rd Party Coordination Coordinate schedules with vendors (i.e. Signage, AV, Telecom, etc.) Manage 3rd party RFP Manage 3rd party invoicing Manage 3rd party budget tracking Turnover Process Deliver clear turnover expectations Develop/improve T/O systems and tools through cross functional collaboration Requirements: Bachelor’s degree 5 years project management experience within a retail construction environment Demonstrated experience in creating/managing a portfolio of projects from identification through to project close-out. Experience managing construction budgets, value engineering conversations and negotiating change orders. Must be versatile and able to manage multiple projects in various stages at any one time in the life cycle of a project. Practiced in store development processes, vendor management and client relations. Highly motivated, creative, detail oriented, and dependable. Open to learn and accessible to all levels of the organization. Possess organizational, time management, and troubleshooting competence. Excellent team player, and capability to work independently. Superb communication skills – verbal and written. Ability to multi-task and prioritize program needs with constantly changing priorities Travel will be required to markets and store sites pre, during and post construction (up to 40% of your time). Proactive and solution oriented.
